The office of John J Howard & Associates is proud to announce the arrival of our newest Realtor Apprentice - Nolan Briels.  Nolan entered our world of Real estate Business on March 17, 2008.  He tip the scales over 8lbs and has a head start in the business.  He comes to the training camp with a well trained Master, Amy Briels.  Keep your eye out for this up and coming youngster.

Pendleton Real Estate - Keep it Simple

It is amazing to me that even with all the good information available for selling a home, how often these important principles are not followed.  I understand that there are always variables, exceptions and tricky markets, but a home will usually sell quickly if you follow these steps:  Price it, Stage it, Advertise it.
Price:  It is common knowledge that excessively overpricing your home is bad marketing.  The first month on the market you tend to get a big rush of lookers.  A home overpriced will turn off most buyers.  Then you may have to play the drop your price, and maybe even drop your price again game.  Over-pricing your home may lead to having to sell lower than your home is worth.  How should you price your home? Simply be the best home at the best price for your type of home.  Buyers are going to find the best homes at the best price.  Therefore it makes sense for your home to be the best home at the best price versus other comparable homes.  I would rather pass on a listing than do a client the disservice of starting with a high price.  I am proud of the fact that my company prefers to market homes rather than simply list them. Congressman Greg Walden opens an office in Eastern Oregon

Congressman Greg Walden was in La Grande Oregon on Wednesday to cut the ribbon for his new office in La Grande.  Coby Marshall will be staffing the office that will be available for Eastern Oregon.  Marshall worked with Congressman Walden for several years in Washington DC before taking the job in staffing the La Grande Office.  Marshall is well known in Eastern Oregon for has work at the Eastern Oregon University and he also participates in the Pendleton Ronde Up.  We are most happy to have Congressman Walden establish an office in La Grande and to have Coby Marshall staffing the office.

Baker City has new Economic Leader

Jake Jacob is Baker County’s new economic development leader.  Jake has been a Baker City resident for 2 1/2 years.  Jake not be an employee of local government, but will be paid for his services as an consultant at $60.00 per hour.  Jacobs will have an office at the city hall in Baker City and will continue to operate the Baker City’s Small Business Development Center part time for the Blue Mountain College.  Jacob’s main mission is requiting new business to Baker City.

Rare Meteorite seen over Eastern Oregon

It happened on February 20th 2008 on Monday morning about 5:30am when a meteorite stream over to Eastern Oregon and then exploded.  People awoken to a sonic boom and an extremely bright flash of light from the explosion.  The meteorite was seen from Boise Idaho, Spokane, The Tri-Cities and as far away as Portland.  Some of the web cams on the tall buildings in Portland captured the meteorite.  The meteorite is speculated to have exploed just North of Elgin Oregon.  It is extremely rare to witness a meteorite in clear skies and early in the morning.

Pendleton Oregon Real Estate Bucks National Trend

The East Oregonian headlined an article reporting that Umatilla County Real Estate is not following the current down cycle of property prices across the nation.  In fact the market continues to rise at an average of rate of 5 to 7 percent.   Terry Fife a local real estate appraiser notes that the average sale price in 2006 was $133,900 and in 2007 that figure rose 6.3% to $142,000.
As you can see property prices are still relatively low in this little known jewel of beauty we call Eastern Oregon.  There seems to be a consensus among locals that at some point the area will begin to see moderate growth with continued increase in property prices.  The surrounding areas of Bend, Hood River, and Walla Walla have all seen major price appreciation in the past several years.  Perhaps Pendleton and neighboring communities are poised to follow this trend.

Union County’s Real Estate Market is also very similar to Umatilla County’s Real Estate market.
