It is amazing to me that even with all the good information available for selling a home, how often these important principles are not followed.  I understand that there are always variables, exceptions and tricky markets, but a home will usually sell quickly if you follow these steps:  Price it, Stage it, Advertise it.
Price:  It is common knowledge that excessively overpricing your home is bad marketing.  The first month on the market you tend to get a big rush of lookers.  A home overpriced will turn off most buyers.  Then you may have to play the drop your price, and maybe even drop your price again game.  Over-pricing your home may lead to having to sell lower than your home is worth.  How should you price your home? Simply be the best home at the best price for your type of home.  Buyers are going to find the best homes at the best price.  Therefore it makes sense for your home to be the best home at the best price versus other comparable homes.  I would rather pass on a listing than do a client the disservice of starting with a high price.  I am proud of the fact that my company prefers to market homes rather than simply list them.
